City of Concord

Concord represents a highly attractive rental market thanks to the city’s unique combination of small town feel with metropolitan amenities. These attributes have attracted a robust public sector economy that is buttressed by the largest employer – the state of New Hampshire. Such demographics have had a positive impact on the rental market resulting in a high concentration of renter occupied apartments and low vacancy rates and nonexistent crime.

Concord’s 42,000 inhabitances resided in three submarkets: Penacook, East Concord, and West Concord. The subject properties are located in Concord zip code in relative proximity to the capital building. Employment opportunities are plentiful in the area with Public Sector, Health Care, and Retail being the top employment industries. Salary and wages in this market lag the state average by approximately ten percent. However, the salaries are at a level where the median two bedroom rent remains very affordable; the average 2bdrm rent of $1,050 constitutes twenty two percent of the average salary. The market represents ideal conditions for non-luxury multifamily housing – diverse options for employment and recreation combined with wealth levels homeownership would represent more of a burden than a benefit.

Alumni included: 170 members of Congress, 24 U.S Governors, 10 billionaires, 3 Nobel laureates, and 2 Supreme Court justices.

There are many technical and non-technical companies located in Lebanon many of which support the medical field. The town’s top employer is Dartmouth-Hitchcock Medical Center, an iconic facility is described as one of the "100 Great Hospitals in America".
